In the outskirts of Rome, many areas require redevelopment, and several neighbourhoods—despite a sound urban structure—have gradually lost their commercial vitality and residential quality. From this need emerged the project for the redevelopment of an office building with a commercial podium located in the residential district “Roma 70”. The 2,000 sqm intervention aims to revitalise the entire area, improving the services offered not only within the building but also across its surroundings.
The building has a helical floor-plan layout formed by the intersection of four rectangular blocks of varying heights, accessed through five different stair-lift cores. This configuration creates an internal courtyard with vehicular access at first-floor level.
The building comprises eleven above-ground floors: the ground floor houses the entrance hall and commercial spaces (the subject of the intervention), while floors one to ten accommodate offices. Two underground levels house garages, storage areas and technical rooms. The external ground-floor area includes car parks and landscaped spaces.

The works focused on the commercial podium on the ground floor, enhancing its commercial appeal by creating a new direct pedestrian access from the surrounding public streets, removing the existing masonry parapets and replacing them with stainless steel railings to improve visibility of the units from the access roads.
We also proposed the installation of a new goods lift connecting the commercial units with the basement storage rooms, the subdivision of the original commercial surface into smaller units, and finally, the replacement of external fixtures with new elements providing additional access points.
Significant attention was also dedicated to the outdoor areas, which underwent several improvements, including the creation of a car park and a new access route.
The medium-sized car park was designed to be fully accessible to people with disabilities, with careful consideration given to trees and planting beds. To ensure barrier-free access to the commercial podium, we introduced dedicated ramps.

The new entrance, located along the curved façade of the building facing the street, features a granite staircase leading directly to the main doorway, flanked by large glazed display fronts. Here too, urban furnishings—benches and small planting inserts—enhance the entrance, giving it both visibility and quality.
